CAPTUR3D uses the Measurement Tool features within the Matterport model to comprehensively measure each available room/area within a property.
CAPTUR3D takes wall-to-wall dimensions, choosing the internal corners of walls based on the quality of the scan of each corner. We start taking measurements from the entrance foyer, measure all the corners of the property, and then verify the 4 sides/dimensions of each individual area. Each room is separately measured to draw the final floor plan.
Once the interior is done, we then take covered exterior areas into consideration such as decking & any outbuildings etc.
We draw up our floor plans and calculate GIA in relation to the RICS standards: https://support.captur3d.io/hc/en-us/articles/360038439672-Do-CAPTUR3D-floor-plans-comply-to-the-Royal-Institute-of-Chartered-Surveyors-RICS-or-the-International-Property-Measurement-Standards-IPMS-
It is difficult to obtain GEA measurements from the Matterport data, as the Matterport camera only scans up to the interior face of the walls. However, if you can supply us with external wall thickness for the property in the 'notes' section when ordering a floor plan, we can integrate this in for you. The more data you can provide us the better.
If you have any specific requests of how you want your floor lan data to be calculated and what you want to be included/excluded, please get in touch with us at support@captur3d.io
